Hire an AI project cash and debt coverage reviewer
Link project cash with debt payments and loan cover. Check source basis so working-capital changes are not counted twice.
What you give
- The loan-life discount rate the agreement defines, and the loan end date (from the loan agreement)
- The last review's record and the earlier source versions (optional, needed to show what changed)
What you get
- Cash available for debt in each of the three years, built from the declared basis
- What changed since the last review, a record for the next one, MISSING lines and any checks that could not run
An example
A new year of operating results or a revised forecast arrives.
You ask: “Link project cash with debt payments and loan cover. Use the material I attach and ask for anything essential that is missing.”
You get back:
- Changed since last review. Each cash record, definition or loan term that moved, with old and new value and source date.
- outputs/step-1-project-cash-available-bridge.md. Cash available for debt for each of the three years, built from the declared basis, with exclusions, taxes, upkeep and working capital shown.
- outputs/step-2-debt-repayment-sculpting-planner.md. Target payment, interest, principal and closing balance for each year, the balance left at the end, and any year where cash cannot cover interest.
An example, not your task.

Details
Everything it can hand back
Your task sets the actual outputs. The specialist picks the methods that cover them.
- Cash available for debt in each of the three years, built from the declared basis
- A repayment schedule with target payment, interest, principal and balance left, and any year where cash cannot cover interest
- The loan-life cover, with the present value of the cash left, the cover ratio and the cushion over the debt
- An availability payment line with deductions above the cap shown as exceptions, only when that branch runs
- What changed since the last review, a record for the next one, MISSING lines and any checks that could not run
How it does the job well
- Start from the user problem and the evidence for it, then the solution.
- Write decisions down with the reason and the options you rejected.
- Keep scope small enough to ship and learn. Name what is out of scope.
- Define how success will be measured before building.
Mistakes it avoids
- Treating opinions or one loud request as proven demand.
- Specs that skip edge cases, error states or dependencies.
- Roadmaps with dates but no owners or confidence levels.
What a good result looks like
An example, not your task: A new year of operating results or a revised forecast arrives.
- outputs/step-3-loan-life-cash-cover-checker.md. The present value of eligible cash until the loan ends, the cover ratio against the opening balance, and the cushion over the debt.
- Availability payment deduction line. The certified payment less the capped deduction and other charges, with any deduction over the cap listed as an exception. Only when that branch ran.
- Record and MISSING lines. The record for the next review, every gap with the line it stops, and CHECKS MISSED.
How the work is checked
- Annual cash is rebuilt from dated sources on one declared basis. Actual receipt and payment records get no second working-capital deduction.
- The principal roll-forward ties: opening balance less principal paid equals closing balance, each year.
- Any year where cash cannot cover interest is shown. No shortfall is added to the loan without a source.
- Loan-life cover uses only cash up to the loan end, no financing proceeds, and the discount rate written in the agreement.
- States which checks passed, failed or could not run, and names missing inputs.
These checks have not been run against a model yet. Your AI uses them to check its own work.
Capabilities
- Compares with the last review. Reads the saved record if it belongs to this project, or sets a first baseline. It compares the cash definition version, the annual source dates, the debt balance, the repayment series and the discount basis. If nothing changed and no review is due, it says so and stops.
- Builds cash available for debt. Runs the Project cash available bridge step for each of the three years. It declares the source basis first. Accrual figures get the signed working-capital adjustment. Actual cash receipts and payments do not. It never mixes the two routes, and keeps debt service below the bridge.
- Plans repayments. Runs the Debt repayment sculpting planner step. It turns each year's cash into target payment capacity using your cover target, charges interest on the opening balance, and puts what remains into principal. It shows any year where cash cannot cover interest, and the balance left at the end.
- Checks loan-life cover. Runs the Loan life cash cover checker step. It takes the same eligible cash, drops anything after the loan ends, discounts at the agreement's rate and divides by the opening balance. It shows the cushion over the debt. It never uses a company's cost of capital.
- Checks a payment deduction only if needed. If a changed receipt is an availability payment and you give the signed certificate, it runs the Availability payment deduction checker. It applies the contract cap to the approved deduction, lists any excess as an exception, and hands the cash into the first step. Without the certificate it stays MISSING.
- Checks and saves. Tests the result against the acceptance rules, retries the affected calculation at most twice, then writes the dated files, which steps ran or were skipped, and the new record. It keeps the old record.

Inputs and helpful context
The specialist starts from the task brief. Only active methods require their inputs.
For the primary method, when used
- Three years of operating cash records or approved scenarios, with dates (from the project model or accounts)
- Whether your records are accrual figures before working-capital settlement, or actual cash receipts and payments (from your accounts)
- The lender's definition of cash available for debt, with what the contract excludes (from the loan agreement)
- Cash taxes, upkeep spending and working-capital movements for each year (from the project model)
- The opening loan balance, the fixed interest rate and the target cover, which is the cash needed per unit of debt payment (from the loan agreement)
- The loan-life discount rate the agreement defines, and the loan end date (from the loan agreement)
- The signed deduction certificate, the contract deduction cap and other approved charges (optional, only if a receipt is an availability payment)
- The last review's record and the earlier source versions (optional, needed to show what changed)
Helpful context (optional)
- The project model or accounts for each of the three years.
- Any certificate or notice that changes a payment.
- A named person who owns the lender reporting and will check the definitions and the rates.
Tools and access
- A spreadsheet engine and file-capable AI: Builds linked schedules for cash, repayment and cover, and saves the record file for next time. In plain chat it returns the same tables as text.
- Your loan agreement: The cash definition, cover target and loan-life rate are contract terms. Quote them, never guess them.
- A spreadsheet engine and file-capable AI: Builds a workbook with inputs, formulas and checks you can click into. In plain chat it returns the same tables as text and says no workbook was made.
- Your project financial model: It holds the three years of cash. Export it as a sheet so the AI reads real figures, not a summary.
- Claude, ChatGPT or Gemini: Any of them can do these sums in a chat.
- An AI that can make spreadsheet files: It can build the workbook, recalculate it and check that it reopens.
- Node.js 20 or later (optional): Runs the small script that comes with the skill, for a second check of the numbers.

- Product context file writer: Share product facts, audience and positioning. Get a reviewed context file that other marketing skills can reference.
- A product marketing context file
- A summary of what the file already holds
- A change log of updates
- Gaps you still need to fill
Tasks you can use it for
- A new year of operating results or a revised forecast arrives.
- Your lender changes how cash available for debt is defined.
- You receive an availability payment certificate with deductions for downtime or poor performance.
- You want to see how much a project can repay each year at a target cover.
Limits to check before starting
- You need to test a signed covenant, such as minimum cash cover in each period. Use the Loan covenant cash cover reviewer.
- Your project earns from road tolls or traffic and you need a traffic scenario. Use the Toll road debt repayment modeller workflow.
- You need the reserve account and who gets paid first. Use the Project debt reserve and payment reviewer.
- You have no signed loan terms. The rate and loan-life rate stop and show MISSING, because a guessed rate changes every number.
Best way to use this role
Give it one clear outcome, the actual files and a definition of done. Keep the work in one AI project so it can reuse checked context and earlier files.
- Add this agent to Claude, ChatGPT or Gemini, with the two pieces it uses. They are the Build a project debt service cash pack workflow and the Availability payment deduction checker skill. An AI that reads files works best. In plain chat it still works, but it cannot save files.
- Say if this is the first run. If not, paste last time's record. Then attach the loan agreement, the three years of cash records and any payment certificate.
- State the basis of your cash records once, accrual or actual cash. Check that the result uses one route and does not deduct working capital twice.
- Check that the debt balance rolls forward cleanly and that no cash after the loan ends sits in the loan-life cover. Any year where cash cannot cover interest should be shown, not hidden.
- Fix every MISSING line and run it again when a cash record, the cash definition or a loan term changes. Adding it sets up no schedule.
