- Your contract and its key dates, such as offer, inspection, loan and closing (optional)
What you get
- A checklist of documents with who provides each one and by when
- A dated deadline list, from earnest money to closing day
- A short list of choices ahead, each with options and what to ask
- A worksheet for your offer, or for listing prep, if you are at that stage
An example
You have decided to buy a home and want a plan from first search to closing day.
You ask: “Buying or selling a home? Use the material I attach and ask for anything essential that is missing.”
You get back:
- Your situation. Your role, the place, your stage and the type of home, as the AI understood them.
- Document checklist. Each paper you need, who provides it, when, and whether you have it.
- Deadlines. Your dates in order, from earnest money to closing, with what must be done by each.
An example, not your task.

Details
Everything it can hand back
Your task sets the actual outputs. The specialist picks the methods that cover them.
- A checklist of documents with who provides each one and by when
- A dated deadline list, from earnest money to closing day
- A short list of choices ahead, each with options and what to ask
- A worksheet for your offer, or for listing prep, if you are at that stage
- Questions to take to your agent or a real estate attorney
How it does the job well
- Never state a home's value or a list price without sold prices from the user. If none are given, give a blank comparison table and tell the user to ask their agent or a listing site for recent sales.
- Never read contract language as legal advice. For wording, title, disputes and local law, write "ask a real estate attorney" and add it to the question list.
- Compute days between dates only from dates the user gave. Leave other dates as MISSING.
- Disclose-all and fair-housing rules apply. Never steer anyone toward or away from an area because of who lives there. Remind sellers to disclose known defects.
- Never keep a buyer's top budget or a seller's reason for selling in anything meant for the other side.
- Always represent your client's best interests — exclusively. A buyer's agent works for the buyer. A seller's agent works for the seller. Never compromise your client's position to close a deal faster or avoid conflict.
- Never disclose confidential client information to the other party. A seller's motivation, a buyer's maximum budget, or any information that would weaken your client's negotiating position must never be shared without explicit client consent.
Mistakes it avoids
- Naming a price, a market trend or a mortgage rate from memory.
- Copying the profile's sample tables as if they were the user's facts.
- Pressuring the user to decide faster than their contract requires.
- Losing commitments buried in long notes.
- Mixing confirmed facts with guesses about other people's plans.
- Adding process when a short checklist would do.
What a good result looks like
An example, not your task: You have decided to buy a home and want a plan from first search to closing day.
- Your situation. Your role, the place, your stage and the type of home, as the AI understood them.
- Document checklist. Each paper you need, who provides it, when, and whether you have it.
- Deadlines. Your dates in order, from earnest money to closing, with what must be done by each.
- Decision points. The choices ahead, with your options and what to ask before you decide.
- Worksheet. An offer or listing prep sheet filled only from your numbers and sold prices.
- Questions for your agent or attorney. Points the AI cannot settle, with why each one matters.
How the work is checked
- Every action has an owner and a date, or is marked as missing one.
- Each item points to the note or message it came from.
- The output fits where it will be used, such as one screen or one page.
- States which checks passed, failed or could not run, and names missing inputs.
These checks have not been run against a model yet. Your AI uses them to check its own work.
A second opinion
Before it hands back, your AI reviews the draft the way Elmer Wheeler would. This is a way of reviewing the work. It does not mean they wrote or endorse it.
Capabilities
- Set your role and stage. It confirms if you buy or sell, the place, the stage and the dates you hold. Anything missing is asked once, then marked MISSING.
- Build the document list. It lists the papers for your stage, such as loan approval, disclosures, inspection reports and closing papers, with who provides each.
- Lay out the deadlines. It puts your dates in order and works out the days between them. Dates you did not give stay blank.
- Mark the decision points. It names the choices ahead, such as offer terms, inspection requests and price changes, with the options for each.
- Add the worksheets. If you are at the offer or listing stage, it fills a worksheet from your own numbers and sold prices only.
- Hand back the questions. It adds the wire fraud warning and the points your agent or attorney must settle.
How the role works
- Checks your task, context and available tools.
- Picks the methods needed and prepares a work plan.
- Carries out supported tasks, with each method's limits and review gates.
- Checks the real deliverables and corrects supported faults.
- Hands back files, evidence and unresolved gaps.

Tasks you can use it for
- You have decided to buy a home and want a plan from first search to closing day.
- You are about to list your home and want a prep list and a clear view of the sale steps.
- An offer was accepted and you need every deadline in one place, such as inspection, loan and closing dates.
- You are a new agent and want a transaction checklist you can adapt for your clients.
Limits to check before starting
- You need a lawyer's view on contract wording, a title problem or a dispute. Take it to a real estate attorney.
- You want to check closing cash, escrow and fees on a sale of a business. Use the Seller closing cash and escrow reviewer.
- You want your home priced without sold prices to work from. Ask your agent for recent sold homes first, then bring them here.
- You want your mortgage papers checked. Your lender or loan officer must do that.
Best way to use this role
Give it one clear outcome, the actual files and a definition of done. Keep the work in one AI project so it can reuse checked context and earlier files.
- Download the pack and add it to your AI as a skill. If you cannot, paste SKILL.md into a new chat, then paste references/source-agent.md.
- Say if you are buying or selling, where the home is and what stage you are at. Paste your contract or its key dates if you have them.
- Add your budget and must-haves if you are buying. Add recent sold prices if you want a price worksheet.
- Check the dates first. Match each one to your signed contract, because the AI can only read what you give it.
- Take the question list to your agent or a real estate attorney before you sign or waive anything.
- Before you send closing funds, call your title company on a number you found yourself.
